If you are a PRINCIPAL MEMBER (develops, owns, manages commercial property), PLEASE PLAN to attend a SPECIAL SESSION at 10:30 am, just before the monthly luncheon.

The Programs Committee has put together a panel of speakers from Hawkins, Rafanelli & Nahas, and HC Company. The topic will cover the rising cost of construction and operations of commercial real estate properties. Everything from materials to insurance costs are on the rise in Idaho. The conversation will include rising costs, lead times, materials shortages, creativity in design and construction in challenging times, and offer a peek into current and future trends in the economy.

Dan Cacioppo

Dan Cacioppo is a proud Boise State alumni, obtaining his Bachelor of Science in Construction Management in 2008. His experience includes all aspects of Construction and Project Management with experience in Transmission, IT, Engineering, Education, and Construction.  He obtained his Professional Project Management PMI Certification in 2018 and is Lean Six Sigma Yellow Belt Certified. From siting transmission line locations all over the remote western United States to building a training facility in Puerto Rico, Dan’s experience and project management careers have taken him to many unique places. He thrives on asking hard questions in order to root out the main issue or goal to better serve each organization and project he is faced with. Dan is currently working as a Senior Estimator with a local general contractor/construction management firm, HC Company. He also teaches courses on Project Management at Boise State’s Professional and Continuing Education (PACE) program.

Justin Vogel

Justin is the Portfolio Manager for Rafanelli & Nahas overseeing management, leasing and maintenance of their office and retail properties. He has more than 20 years’ experience working with institutional, third party and owner managed portfolios. Justin holds the Certified Property Manager (CPM) designation, and is a member of the BOMA Idaho Board of Directors.

Ryan Carlson

Ryan Carlson joined Hawkins Companies in February 2022, serving as EVP, Head of Capital Markets. His primary responsibilities are to capitalize all if Hawkins’ projects, which encompasses both debt and equity. Prior to joining Hawkins, he was a Senior Vice President at Waypoint Residential, a vertically integrated real estate investment manager focused on multifamily where he transacted on approximately $3.5 billion in assets across more than 18,000 units. Ryan’s primary responsibility was to finance all Waypoint acquisitions and development projects with both debt and equity. Most recently he was tasked with growing Waypoint's reach with institutional partners and structuring Joint Ventures for their development pipeline. He has vast experience across the lending spectrum with agency intermediaries (Freddie Mac/Fannie Mae), regional banks, LifeCos, debt funds, and preferred equity providers. Prior to Waypoint, Ryan was working in New York City at Cushman & Wakefield in their Equity, Debt & Structured Finance group and before that was at KKR & Co. in their client & partner group. Ryan earned his Bachelor of Science degree in Business Administration from Northeastern University as well as his master’s in real estate finance from New York University.

Haley Falconer is a visionary leader, shaping the future of Boise's water renewal utility with innovative strategies and a forward-thinking approaches. As the Senior Manager for Water Renewal Utility Programs for the City of Boise, she directs long-term strategic planning and capital improvements for the city's water renewal systems. Her leadership encompasses managing water quality regulations, spearheading the recycled water program, and overseeing project execution for this growing community.
